Northwest Calgary is not one type of property. The commercial nodes around Crowfoot and Royal Oak are dominated by plazas with long frontages, heavy customer parking and a dozen separate tenant entrances on a single site. Varsity, Dalhousie and Brentwood mix older professional and medical buildings with mature landscaping, where tree litter and tight lots shape the work. The newer north communities — Sage Hill, Nolan Hill, Evanston, Citadel — bring newer mixed-use and multi-family sites with more turf and younger plantings. Bowness, Montgomery and the University District add compact commercial and mixed-use frontages where there is very little room to put snow.
That variation is the reason scope is set per property rather than per quadrant. A plaza off Crowchild Trail with 200 stalls and eight entrances needs a different winter plan than a 30-unit condominium off Shaganappi Trail, even though both sit in the same part of the city. Access from the Stoney Trail, Sarcee Trail and 16 Avenue NW corridors is what makes multiple NW sites practical to group into one visit window.
